Building in Los Gatos
Custom Home Builder in Los Gatos, CA
Los Gatos' hillside neighborhoods carry some of the most detailed development standards in the South Bay, built specifically around protecting the terrain a home sits on.

Start a conversationHillside Development Standards
Any hillside lot with a slope of 15 percent or greater falls under the Town's Hillside Development Standards and Guidelines, adopted in 2004 and required for new homes as well as major additions and remodels of existing hillside homes. The process starts with a constraints analysis — mapping every steep slope, drainage pattern, patch of existing vegetation, and geologic hazard on the lot — to define what the town calls the Least Restrictive Development Area: the portion of the lot actually available to build on.
Grading
Beyond the hillside standards, any grading on a Los Gatos lot requires a separate grading permit under the Town's Grading Ordinance, aimed at minimizing how much of the existing slope, vegetation, and drainage pattern a project disturbs. On a steep lot, this often shapes the building footprint before the home's design is even finalized.
What this means for your project
We haven't yet completed a project in Los Gatos, but the town's hillside and grading requirements are close to what we navigated on The Hilltop, our custom home in Milpitas built on a 45 percent grade — the same category of constraints analysis, retaining wall engineering, and deep foundation planning applies.
What to Expect
Los Gatos' hillside lots are shaped as much by the Town's constraints analysis as by the design brief — steep slopes, drainage, and existing vegetation often rule out more of the lot than the zoning code alone suggests. Technical Review applications are due 21 days ahead of the meeting date, and building permit review itself typically runs 4 to 8 weeks depending on complexity — not counting the geotechnical and engineering work a hillside lot needs before you can even apply.
That upfront engineering work is where Vidsan Builders' hillside and complex site experience applies directly.
Frequently Asked Questions
How long does building permit review take in Los Gatos?
Typically 4 to 8 weeks depending on project complexity, not counting the geotechnical survey and constraints analysis a hillside lot needs before you apply.
Is there a season when grading isn't allowed?
Yes — grading permits aren't issued between September 15 and April 15 in hillside areas, so timing a hillside project around that window matters.
