Hillside & Complex Sites
Hillside & Complex Site Construction
Steep grades, tight access, coastal exposure, and everything else that makes a lot harder to build on — this is where self-performed framing and foundation work pays off.
What's Included
Some lots need more than a standard build: steep existing grade, retaining walls, deep foundations, tight-access job sites, or coastal exposure that affects everything from materials to permitting timelines.
We self-perform framing and foundation work, which matters most on sites like these — it means the crew solving a structural problem on a hillside lot is our own, not a subcontractor we're coordinating at arm's length.
How It Works
The planning phase is where complex sites are won or lost. Before construction starts, we coordinate closely with your structural engineer on the site-specific engineering — retaining walls, foundation depth, drainage — and with the city or county on whatever the site's zoning (hillside, coastal, or wildfire-zone) requires.
Where We Build
This work comes up most often in Saratoga, Los Gatos, and across the wider Peninsula and South Bay.

Frequently Asked Questions
What makes a site 'complex'?
Steep existing grade, tight or difficult access, coastal wind and salt exposure, or a location subject to hillside or wildfire-zone building requirements — any condition that changes how a home has to be engineered and built.
Can you build on a steep hillside lot?
Yes. The Hilltop, one of our featured projects, sits on a 45 percent existing grade in Milpitas and required soldier pile retaining walls installed in tight access, plus deep foundations under every structural element, including the pool.
Do you coordinate with structural engineers on these sites?
Yes, closely — the engineering has to be right before framing starts. We've worked with firms including Anthem Engineering and Simplengi Engineering on our featured hillside and coastal projects.
Do you handle hillside or wildfire-zone permitting?
Yes, we coordinate that permitting directly with the relevant city or county as part of the build.
